Build Stage

The Build process is defined by 5 phases of progression.

PHASE 1: PRE-CONSTRUCTION
Before any building starts the finalized plans are submitted for building approvals to the Local Authority Having Jurisdiction (LAHJ), typically your local township / municipality. Permits for General Building, Electrical, Plumbing, Sewer/Septic systems, Fire need to be applied for and approved. Scheduling of trades to execute the work upon receiving the permits as well as site logistics, surveys, testing and layout are confirmed.

PHASE 2: DEMOLITION / SITE WORK
Your project may involve demolition / selective demolition and site work or all three. Project boundaries are stacked out, topsoil is removed and stockpiled. Excavation is performed, footings are formed and installed. Utilities, including sewer, gas, water, electric, cable, internet, telephone are extended to the appropriate locations. Foundation walls are erected, drainage and additional site items installed.

PHASE 3: STRUCTURE
Exterior walls, interior partitions, floor and roof framing are assembled or installed. Sheathing, exterior windows and doors are installed. Basement slab, rough HVAC, electrical, plumbing and other systems are installed. Inspections and testing of systems in place are performed. The structure is typically weather tight at the end of this phase.

PHASE 4: EXTERIOR / INTERIOR WORK
The building envelop is installed including air/moisture barriers, insulation, flashing, siding and trim. Interior insulation, drywall and other finish items are installed including finish materials and painting. Finish floors installed, walls are painted, cabinetry, plumbing fixtures, lighting, trim and interior doors are installed. Final inspections are conducted.

PHASE 5: SUBSTANTIAL COMPLETION / OCCUPANCY
During this phase all final touches and cleaning are completed. A walk through with the owner occurs to review final touch-ups. A date of occupancy, closeout documentation and turnover of the space is completed! Its now yours! Enjoy!
